Founded by an Army officer and an Air Force veteran who met doing rehabs and rentals around Fayetteville.
Sandhills Real Estate Holdings, LLC was co-founded by Brett Campbell and Justin Tahilramani. Today the Sandhills Holdings companies acquire, entitle and subdivide land, hold and service the seller-financed notes on the lots they sell, own and operate manufactured-home communities, and manage timber and farm ground, across the Carolina Sandhills and Northeast Florida.
How we work
We do the paperwork before we list, not after you ask.
We acquire what we'd build on.Every tract goes through the same screen before we own it: tax card, deed chain, county GIS, soils, flood panel, zoning, road access. If it fails on soils or access we don't buy it, so we don't list it.
The records travel with the lot.Plat, soils evaluation, zoning letter, tax card — attached to the listing where you can read them, and bundled into one packet we email on request. Our listings are published from the same records system we run the company on, so what you see is what we have.
We hold our own notes.On lots that offer owner financing, the lender is the company that sold you the lot. No bank, no application fee, terms printed on the listing and the payment computed in front of you. We've been servicing our own notes since the first lot we sold.
A person answers.Every form on this site lands with the two of us and our team the minute it's sent. You'll hear from someone who can actually answer the question, usually the same business day.
We stay after closing.We own the communities we built, we manage the timber ground we acquired, and we're still the noteholder on lots we sold years ago. That changes how carefully we do the first part.
Straight about what we don't know.If a listing says "—" next to zoning, it's because we haven't confirmed it yet, not because we're hiding it. Ask, and we'll go find out.

The people
Justin Tahilramani Co-founder · acquisitions, underwriting, lending, systems
U.S. Army officer, more than thirteen years on active duty in acquisitions and federal contracting, with three combat deployments: Erbil, Iraq, and Kandahar and Bagram, Afghanistan. After leaving active duty in 2023 he ran public procurement for a local government in Florida, on infrastructure and capital projects. Runs deal analysis, entitlement, lending and the company's own software — including the records system this website is published from.
Brett Campbell Co-founder · acquisitions, site work, builder relations
U.S. Air Force, seven years, Pope Army Airfield and Joint Base Charleston, with a deployment to Afghanistan. Grew up in a farming family in the Midwest, and weighs keeping farm and open land working against building on it. On site for every subdivision, manufactured-home set and inspection, and the one who flies the drone.
Behind them: a small team that handles the surveys, soil evaluations, permits, bookkeeping and closings, and a licensed North Carolina broker who lists what we sell and buys what we buy.
