From raw land to a workable project

Land-development consulting in North Carolina.

A parcel can look right on a map and still leave important questions unanswered. Tell us what you want to do with it, what you already know and where you need help. We can discuss whether the project fits our experience and agree on a scope before work begins.

Start with the ground and the intended use.

The Sandhills Holdings companies acquire, entitle and subdivide land in the Carolina Sandhills. Our work starts with the same practical questions whether the goal is a homesite, several builder lots or a longer-term land investment.

  • Acquisition and feasibility: identify the parcel, ownership information, access, utilities and available surveys or soil reports.
  • Entitlement and subdivision: identify questions for the relevant planning office and the work needed to evaluate the proposed layout.
  • Project sequencing: discuss which questions to resolve before spending on the next stage and what information a builder or buyer will need.

Each parcel needs its own review. A discussion does not establish buildability, approval, a value or a guaranteed lot count. Surveys, engineering, soil evaluations and legal opinions remain the work of the appropriate professionals.

GIS, soil maps and the records behind a parcel

Bring your mapping or soils questions to the first conversation. County GIS, available soil information and recorded plats can help identify what needs further investigation, but a map does not replace a survey or a site evaluation. Tell us whether you need help understanding an existing record or planning the next step.

For a starting point, read our guide to county GIS and land research and soil types and septic guide. Use the inquiry form below to discuss a current request; scope and timing are agreed individually.

Bring what you have.

Send the county and parcel number or property address, approximate acreage, intended use and your main question. If you already have a plat, zoning correspondence or soil evaluation, mention it. We will identify the next useful information and discuss scope, timing and fees before any consulting engagement.

Working in the North Carolina Sandhills

Start with the county where the land lies. Our existing county pages connect local acquisition history with published land opportunities; the appropriate county or municipal office must confirm the rules for a specific parcel.
